What is an emergency?
• A sewer line is backing up and is going to cause damage to walls and/or floors.
• A water leak that is spraying water and cannot be caught in a bucket and is leaking enough to touch walls, non concrete floors, or damaging additional items of the house.
• If you smell gas.
• If you lose power in your whole home, but your neighbors still have power. Check your electric provider NPPD for Scottsbluff residents, City of Gering for Gering residents. They will post current outages.
• Heater is not working and it's going to drop below 50°F
What is not an emergency?
• Bathroom sink, kitchen sink, tub, or toilet is clogged.
• Heater isn't working and it's going to stay above 50°F
• Water heater is not working.
• Air conditioner that isn't cooling.
• Outlets that aren't working.
• Appliances (stove, fridge, washer, and dryer not working).
Steps to follow if you have an emergency
1) Submit a meld through this link: https://app.propertymeld.com/tenant/magnet-rentals/
• If it is not an emergency you can still submit a meld and we will respond to it within normal business hours.
2) Allow us 1 hour to respond to the meld
• If we do not respond in that time please call an emergency service provider listed below if it falls under the criteria of an emergency.

Gas Odor: If you notice a gas odor in the property and it is after hours call, call our on call service provider listed below.

HVAC: If you have a heating or cooling emergency and it is after our business hours, our on-call service provider listed below

Electrical: If you have an electrical emergency and it is after our business hours, call our on-call service provider listed below

Plumbing: If you have a plumbing emergency and it is after our business hours, call our on-call service provider listed below
• Budge-It Drain: 308-631-6523
Locksmith: If you get locked out of your unit after hours call a locksmith of your choice. You will be responsible for the bill.
